"C of O", "C of O"..... You may hear it a lot during the course of your transaction but what does it even mean? C of O refers to Certificate of Occupancy. Many cities throughout SoutEast Michigan require a city inspection for the resale of a property to make sure the dwelling is suitable to occupy. This basically ensures safety/appearance according to the city's standards to make sure the home has been maintained according to city ordinance and is deemed satisfactory for the transfer of property from one owner to another. In most cases the seller is responsible for fees and repairs associated with this step.
These repairs most often pertain to the exterior of a home and could be anything from cracked sidewalks/trip hazards/safety issues to cosmetic repairs that meet general maintenance standards. This is just one more reason why properly maintaining your home is a good practice so when it's time for you to sell the house you are not stuck with hefty repair bills and an unsatisfactory city resale inspection.
